Preparing Your Property For Photography
Preparing your home for real estate photography in Santa Fe or Albuquerque is one of the most important steps you can take to make your listing stand out. Here’s a simple checklist to help you get ready for a successful photo shoot.
Cleaning The Space
Prior to having photographs done, you’ll want to make sure the space is meticulously clean:
- Vacuum and shampoo all carpeting and rugs
- Kitchen should be spotless
- Windows must be clean (don’t forget this – it’s crucial)
- All surfaces cleared of clutter and dusted
Staging Tips
- Arrange pillows and throws neatly
- Set the dining table simply (e.g., with place settings or a centerpiece)
- Open blinds and turn on all lights for a bright, welcoming look
- Secure pets off-site to avoid distractions and keep them out of photos.
- Skip the fragrances—fresh air is always best, and strong scents can be off-putting to buyers.
You’ll want to remove all kinds of clutter, as well as personal photos and mementos. Remember, potential buyers want to be able to visualize themselves in this space, not see remnants of the previous owner.
Curb Appeal: Exterior Preparation
- Mow the lawn, trim hedges, and remove any yard clutter
- Sweep walkways and porches
- Move cars out of the driveway
Vacate The Premises
And last, but by no means least, get the occupants out of the house. The last thing your photographer needs is a homeowner making suggestions, asking questions, and distracting them from their work. So please, take them to lunch.
Incidentally, the same goes for you, dear agent. By all means, point out anything you feel is important for the photographer to know. But after that, leave them to do their work. Photographers have quite a bit to accomplish and think about, in order to get the job done well. They’ll do their best work if given no distractions.
